Desk Appraisal / Desktop Valuation

With an Desk Appraisal, you save hundreds of dollars and quickly have a recognized and reliable appraisal report in your hands. You do not need to make an appointment to visit your home and the process is completely digital.

Desk Valuation is therefore a form of valuation in which Jussen Valuations reviews, evaluates and approves or rejects a model value report. In doing so, we are still performing enough work to take responsibility for the valuation. An Desktop Valuation is cheaper and faster than a residential property valuation report, which is very beneficial. The aim is to limit the issuing of an agency valuation to a maximum of eight working hours. Of course, this is only after the appraiser receives a complete (digital) application. The use of the Desktop valuation is subject to strict restrictions.

A Desktop Valuation is only available for the purpose of obtaining or modifying a mortgage loan for a private home (for personal use), where the loan is less than 90% of the market value of the home.

Example 1: Application for mortgage: € 175.000,– / Indicative market value € 200.000,– k.k. / POSSIBLE through an agency valuation (about 88 percent);

Example 2: Application for mortgage € 290.000,– / Indicative market value € 310.000,– k.k. / NOT possible through an agency valuation (about 94 percent).

So check with your mortgage lender first to see if the application meets the requirements. Here, the more unique the property, or the more recently built, the more likely it is that the property is not suitable for an Agency valuation. These include apartments (VvE), newly completed new homes, homes that have been remodeled, farms, your home may only be on 1 parcel, recreational homes, homes with a store or office, and custom homes. An addition to this is that several banks have put a cap on what the market value of the home can be. (For example, 700,000.– k.k.)

In the application module of the NWWI there is already a global check whether the suppliers can deliver a model value in relation to the requested mortgage amount. This does not yet give a 100% guarantee that it will actually succeed. In addition to the two model value reports, Jussen Taxaties also assesses the property from behind his desk. If the model value differs from the (indicative) market value by more than 10%, the report will still not be accepted by the bank and will therefore be rejected. A well known locally working appraiser is rated higher than a model value.

In that case, please keep in mind that we have already done our work and you will lose the cost of the desk evaluation. Then a full report should still be prepared. This way it becomes an extra expensive report anyway.

If the Desktop Valuation is approved, you can use this report to apply for your financing. If the agency valuation is rejected, you should still make an appointment for a full valuation.
